Our approach

Specialty disciplines, coordinated in one model.

Coordination gets hard where the disciplines disagree. We resolve those conflicts in the model and bring the design decisions to you, across structural, mechanical, electrical, plumbing, fire protection, infrastructure, civil, and telecommunications. The coordinated model comes back reading as if your own team built it.

Clash detection runs through that work, with each conflict reported clearly and carried through to resolution. Around it, we provide discipline-specific modeling in standard and proprietary software, quantity take-offs from the model, fabrication drawings, and the documentation set.

We also build 4D simulations that run your schedule against the model, and we create the templates that keep your work consistent from project to project.

Multi-Discipline Coordination

We coordinate the disciplines continuously as they develop, on a regular review cycle, so a new run that crosses a beam or a duct that drops into a ceiling gets caught before it’s drawn into three other sheets. Each review comes with a clash report and a resolution plan. Where the model settles a conflict, we resolve it; where it’s a design decision, we bring it to you; where a trade’s own design governs, we route it back to that trade. The trades build from a model that stays current throughout, which keeps costly adjustments off the site and the project on schedule and on budget.

Quantity Take-Off

We read quantities off a model we’ve already coordinated and checked, so the take-off reflects what will actually be built. Materials, components, and the costs that follow come out in numbers your estimators can put straight into a budget or forecast. Discrepancies surface early enough to adjust the budget before it goes into a bid.

Modeling (Trade-Specific or Proprietary Software)

Every trade models to its own standards, often in its own software, and a model that ignores them has to be rebuilt. We work in your tools, standard or proprietary, and to your discipline’s conventions, across structural, mechanical, electrical, plumbing, fire protection, infrastructure, civil, and telecommunications. What we deliver is coordinated and ready to carry into fabrication without a translation step.

Documentation

We produce the drawings, specifications, schedules, and reports off the coordinated model, so they carry the same decisions and update together when something changes. Material requirements, installation guidelines, and timelines sit where contractors, suppliers, and the trades expect to find them. Fewer contradictions in the set means fewer RFIs, change orders, and delays on site.

Point Cloud to BIM

Existing conditions never match the old drawings: walls out of plumb, a beam that sits off from where the old set put it, decades of undocumented changes. We build a BIM model from the scan that matches what’s actually there, capturing what matters and leaving out the noise. Your renovation, retrofit, or restoration starts from the building as it stands, and demolition and design both work from what’s really behind the walls.

Clash Detection, Reporting, and Resolution

Hard conflicts, clearance issues, and modeling artifacts all show up in the same clash run, so we sort every result before it reaches you. We run detection across structural, mechanical, electrical, plumbing, fire protection, and the other disciplines in the model. The report says plainly what hits what and what we recommend, and we work each real conflict through with the stakeholders to a resolution the trades can build.

Fabrication Drawings

The shop cuts and welds from these drawings, so the model behind them has to be right at the connection, not only the layout. We produce fabrication drawings for structural, mechanical, electrical, plumbing, fire protection, infrastructure, and telecommunications, setting out dimensions, materials, specifications, and assembly, coordinated against the rest of the model. Each piece is built once, to the drawing, and fits when it reaches the site.

4D Simulations

A 4D simulation plays your schedule against the model, and it only works if each activity is tied to the elements it actually places. We build those links and run the sequence, so you see the order of work before the site does: where a pour blocks access, where two trades need the same floor in the same week, where the crane can’t reach. You catch the problem while the fix is still a line in the schedule.

Template Creation

Your title blocks, families, naming, and sheet setup all live in the template, so anything built in it looks like your office produced it. We build templates for documentation, modeling, scheduling, and reporting around how your team actually works, then hand them over for your people to run. Every project starts from the same file, with consistency built in.
