Our approach

Modeling, drawings, and coordination that keep pace with your line.

In modular, a small problem upstream grows fast. A late or incorrect drawing holds up procurement, then the line, the truck, and the crane, and the delay carries into every module behind it. Our documentation is built around how that chain actually runs in a factory.

Factory schedules don’t wait for RFIs. We produce the shop drawings, integrate the discipline models, and detail the fabrication drawings your line builds from, so production keeps moving and the project timeline stays short.

Coordination is where modular projects most often break down, and it’s the work we’re set up for. We align the components so modules assemble as drawn, cutting the scrap and rework that drive up cost. We also build and standardize assembly libraries, so a detail resolved once carries through every unit that uses it as your catalog grows.

Shop Drawings

We produce shop drawings your floor can build from without calling engineering. Each sheet sets out the dimensions, materials, connections, and assembly sequence, carrying your design intent through to the fabrication requirements. The drawings stay tied to the coordinated model, so a change upstream reaches every sheet it affects, and your designers, the plant, and the crews on site work from the same information.

Model Integration

The architectural, structural, MEP, and fabrication models often come from different teams on different timelines. We bring them into one coordinated model, run clash detection across it, and resolve the conflicts before construction begins. A service routed through a finished ceiling, or a run that has to meet cleanly at the marriage line, costs little to fix in the model and a great deal to fix on the floor. With everything in one place, every decision on the project is made with the conflicts in view.

Fabrication Drawings

We detail every component your shop builds: dimensions, materials, finishes, and assembly method, drawn to the tolerances you set for the job. Each drawing ties back to the coordinated model, so a part fits when it reaches the line, and the shop and your designers are never working from different versions. Fewer revisions mid-run and less scrapped material keep production on schedule.

Marriage Line and Interface Coordination

Modular coordination answers to two places: the factory where the modules are built and the site where they’re set. We coordinate the architectural, structural, MEP, and fabrication models against both, aligning the components so each module meets its neighbor at the marriage line and resolving the clashes before anything is manufactured or assembled. Services that cross between modules and finishes that meet at the seam get worked out in the model, not on site. As each interface is resolved, we keep your team and the trades informed.

Assembly Libraries

A modular catalog only scales if the assemblies behind it stay standard. We build libraries of your assemblies and components in the model, each carrying its dimensions, materials, connections, and installation method, so a wall panel or bathroom pod is resolved once and reused on every project that calls for it. Your design team, the plant, and the crews on site all reference the same library. As your catalog grows, it keeps new units consistent with the ones already in production, which cuts errors and cost and shortens the schedule.
