Our approach

From your sketch to construction documents, under your stamp.

We support projects from concept through completion, keeping every phase aligned with your vision and goals. Whether you bring us in for schematic design, design development, or construction documents, we make sure each phase moves cleanly into the next.

We handle the detailing, coordinate the disciplines, and find and resolve clashes early. We also provide Point Cloud to BIM, CAD to BIM conversion, facility management, and Digital Twin services.

Schematic Design

During the schematic phase, the design is still fluid, and how the model is built matters as much as what goes into it. We work with you to outline the scope, goals, and core concepts, then build the conceptual model from your direction, including massing, early plans and sections, and the spatial relationships, scale, and function behind them. Preliminary sketches, layouts, and visualizations let you test options before committing to one. We structure the model to carry into design development, so nothing gets rebuilt when the project moves forward.

Design Development

Design development is where the design starts to commit. A wall type is chosen, the structural grid is fixed, MEP is routed, and each decision pulls on the others. We develop the model and drawings from your direction as those decisions land, replacing the generic elements from schematic with real materials, types, and system locations, and producing the visualizations you need to confirm how the project will look and work. Along the way, we bring technical input on efficiency, sustainability, and constructability, and we resolve conflicts while they are still inexpensive to change, well before construction begins.

Construction Documents

Construction documents go out under your stamp, so the set has to stand on its own. We produce the drawings, schedules, and specifications a contractor builds from, covering everything from structural elements and mechanical systems to finishes and materials. The test we apply is whether the field can build from the set without calling to ask what you meant. Because the documents come off one coordinated model, they stay consistent with each other as the set develops, and fewer errors reach the site, where they cost time and money.

Detailing

We draw connections, assemblies, materials, and finishes at the scale the work is built from, along with the installation methods behind them. Each detail is resolved in the model, so the version you approve reads the same on every sheet where it appears. Working these out early, within your design intent, keeps a clean set from generating RFIs once it reaches the field.

Coordination

We coordinate across architectural, structural, mechanical, electrical, and plumbing, often when each discipline comes from a different firm working to its own schedule. That kind of work stalls easily, with one consultant waiting on another. We keep it moving by running regular reviews, following up on open questions, and resolving conflicts early, so every discipline works from current information from early design through construction. Our reporting keeps you current on what’s settled and what’s still open.

Clash Detection, Reporting, and Resolution

A raw clash test can return thousands of hits, most of them noise. We run the federated model across structural, architectural, mechanical, electrical, and plumbing, then group and filter the results until what reaches you is the set of conflicts that actually won’t build, separated from the duplicates and rounding errors. Each clash in the report is located, described, and paired with a recommended solution. Then we work it through with the responsible consultant until it’s resolved.

Point Cloud to BIM

A laser scan captures everything in the building, including what you don’t need. We turn it into a Revit model you can design against, telling structure from obstruction and capturing the building as it actually stands without modeling every point in the scan. For renovation, restoration, and retrofit work, that model becomes the record of existing conditions your team plans from, so fewer surprises turn up in the field and less work gets redone.

CAD to BIM Conversion

We take your CAD files, in whatever state they arrive, and rebuild the building as a working BIM model rather than traced geometry. That means reading the set correctly: telling structure from annotation, recognizing which dimensions were fixed and which were approximate, and carrying the design elements, structural information, and specifications into the model with the design intent intact. The result is a coordinated model your team can keep developing, with the project data consistent and in one place.

Facility Management

Most building data gets entered twice. It exists in the model at handover, then a facility team keys it back into their maintenance system by hand, because the model was never structured to carry it across. We build the operations model so it does: spaces laid out, and equipment tagged with what it is, where it sits, and the maintenance schedules and operating instructions your team needs to keep it running, organized the way an FM system can take it. That work happens during the build, so the data is ready when the building is.

Digital Twins

Every digital twin runs on a model, and the model decides how much the twin can do. We build that model as an accurate as-built foundation, with its assets tagged and organized so each sensor and system has somewhere to report. Connected to the building’s live data on energy, occupancy, and equipment health, the twin supports real-time monitoring, visualization, simulation, and analytics across the life of the asset, whether it began as new construction, a renovation, or an existing facility. Your team sees problems coming and acts on them before they turn into cost.
